A focused working session to establish the overall design direction. Style references, layout priorities, materials direction, and project goals are all shaped together — setting the foundation for everything that follows.
Floor plans, elevations, structural review, and engineering documentation. Multiple revision rounds with you to refine the layout, then final permit-ready drawings.
Hands-on visits to trade showrooms — cabinetry, plumbing, lighting, tile, hardware, flooring. We accompany you, advise on selections, and help you see and touch finishes before they’re specified.
This is where the design starts to feel real. Our designer assembles full Idea Boards for every key area of the home — visual presentations of materials, finishes, fixtures, and palette decisions all working together.
You see exactly how the kitchen, primary bath, living areas, and exterior will read as a cohesive whole — long before construction begins.
With drawings final and selections locked, we verify pricing with every trade partner. You receive a complete, line-item budget reflecting actual material costs — not estimates or allowances.
You review the complete design package alongside the verified construction price. Only then do you sign the construction contract — fully informed, with zero ambiguity. From here, building begins.
